When is the best time to sell?
The best time to sell is typically the spring and summer, before July 4th. These seasons bring out the most buyers; there is typically more competition for homes which drives prices up. However, if your life circumstances require you to sell in the fall or winter, that’s ok. I can help you position your home for the best possible outcome relative to the given market or season.
How much is my home worth?
Pricing a home is an art, not always a science. It is dependent on the features of the home, recent sales in the immediate area in the last 90-120 days, the time of year, and your competition in the market. How do you market my home?
Effective marketing involves presenting the home in its best possible light - clean, often staged, repaired, and well-maintained. Professional photos are essential too! Then it requires getting as many buyers’ eyes on the home as possible through traditional and modern strategies - professional fliers, open houses, social media, email campaigns, and word-of-mouth. We’ll use as many ways as possible!
How long does it take to sell my home?
The process begins with preparing your home, which may take weeks or months. Then marketing and showing the home could also take a few weeks. This timeframe is seasonal and dependent on the demand for your type/style of home. Once under contract, the typical escrow period is 14-30 days. Do I need a realtor to sell my home?
For-Sale-By-Owner is an option. However, hiring a real estate agent can be very beneficial to ensure you receive as much money as possible for the sale of your home and to ensure that the process is as smooth as possible. Licensed real estate agents work on your behalf and advocate for you from beginning to end.
Who pays commissions?
Typically, the sellers pay commissions to their listing agent and to the buyer’s agent upon closing of the transaction. Commissions are negotiated at the start of the engagement with a listing agent.
