I want to buy a new home but I need to sell current home first. How does this work?
There are a few options: 1) Sell your current home, do a short-term furnished lease, and find your new home 2) Write a contingent contract on a new home, which means the purchase is contingent on the sale of your home 3) Obtain a bridge loan to help purchase the new home and then pay off the loan when you sell your current home.
How much can I afford?
Consulting with a loan officer or mortgage broker is your first step. The amount you can afford will be based on your overall financial profile - employment status & wages, credit score & history, assets & liabilities, etc. Mortgage interest rates will affect your buying power and how much you can afford. Keep in mind the monthly mortgage payment, taxes, insurance, furnishing, home repairs & maintenance, and miscellaneous expenses that come with owning a home.
I want to see homes. Do I need an agent?
In order to tour homes that are on the market, you will need to be accompanied by a licensed real estate agent. However, open houses are perfect ways to see home that are on the market. Open houses are posted on all the major internet platforms.
Do I even need an agent to purchase home?
The short answer is no. However, there is risk in working with a transaction broker who changes status from the seller’s agent to help you too. A buyer’s agent you hire will be working in your best interest to negotiate the best deal for you. See my BUY page to understand what I will do for you.
What’s the process of buying a home?
Generally buying a home follow this process:
1. Hire a real estate agent.
2. Obtain financing approval from a lender.
3. Search for homes based on your set of criteria.
4. Submit offers.
5. When an offer is accepted, perform an inspection and negotiate any items.
6. Complete the lender’s appraisal process.
7. Finalize lending terms.
8. Close on the home and enjoy!
How long does the home-buying process take?
This depends on how long it takes to find and close on a home. The typical escrow period is roughly 30 days. But can be as short as 14 days in some cases. The property search is what could take a long time (months) or a short time (days or weeks) depending on what you find.
